This plan was inspired by a social media post asking where all the cool designers went, and why no one was including "grooving areas" in plans these days. Well here I am! Seventies inspired, but with modern amenities, the conversation pit is back. The kitchen with airy transom windows above, overlooks the carpeted conversation pit, while a secondary living room is on the other side of the double sided fireplace. A butler's pantry divides kitchen and dining, providing easily accessible but hidden storage. The master suite features a modern fireplace of it's own, as well as a spacious walk-in shower. And the Jack&Jill bathroom shared by the other bedrooms is truly unique. Each bedroom has a vanity & closet area, and only the toilet and tub/shower are shared.

What is included in our Boutique ready-to-build Plans?
All plans are provided in a .pdf format. They are formatted to be at scale when printed on ARCH D (24" x 36") paper. This can be done at any local print shop.

Please note that our plans are not stamped or engineered. You or your builder will need to take these plans to an engineer to meet your local building regulations.
Minor revisions or changes to the interior of the home may be made to the plans for an additional charge. If the revisions look to exceed 5 hours we recommend our Custom Plan services. If you wish to make revisions to one of our boutique plans, a 50% deposit is required before work will begin, with the balance due at delivery of the final plan set.
When you purchase a boutique ready-to-build plan you will receive an invoice within 1 business day.
Upon payment receipt your plans will be emailed to you in .pdf format to the email address you provide.
